Go Under Contract
After your offer is accepted, the contract is executed. Earnest money and any option fee must be delivered within the required timeframe, and all contractual deadlines begin.

Get Preapproved
A trusted lender will review your finances, explain available loan programs and determine a comfortable purchasing range. Your preapproval also strengthens your offer when you find the right home.

Inspect and Evaluate
During the option period, you may hire a licensed inspector to evaluate the property. We’ll review the findings with you and, when appropriate, help negotiate repairs, credits or other solutions.

Complete Financing, Appraisal and Title
Confirm the property is as agreed, sign your documents, receive your keys, and become a homeowner.

Establish Buyer Representation
We’ll review the buyer representation agreement, explain how we’ll work together and discuss any potential costs before beginning your home search.

Search and Tour Homes
We review properties, schedule showings, compare options, and adjust as we learn what feels right.

Conduct the Final Walkthrough
Before closing, we’ll walk through the property with you to confirm its condition, verify that agreed-upon repairs have been addressed and make sure the home is ready.

Prepare Your Offer
Once you’ve chosen a home, we’ll review comparable sales and current market conditions to help you build a competitive offer. We’ll guide you through price, financing, closing costs, timelines and other important terms.
Close and Get Your Keys

You’ll sign the final documents, complete any required funding and officially become the new owner. Once the transaction has funded, it’s time to receive your keys and celebrate!
