NEW CONSTRUCTION

Preferred Builders and Exclusive Listing Incentives

Choosing Texas Real Estate maintains a preferred list of participating new-construction builders. When you choose us to represent you in purchasing your new-construction home, you may also qualify for special incentives when listing your current home with us.

This gives you coordinated representation for both transactions, a strategy for timing your sale and purchase, and the potential to reduce certain listing costs. Builder participation, eligibility and incentive amounts vary and will be confirmed in writing before you move forward.

Buying new and need to sell first? Let’s create a plan that makes both moves work together.

Why You Still Need a Buyer’s Agent When Purchasing New Construction

A brand-new home may feel like a simple purchase, but new construction comes with builder contracts, upgrade decisions, inspections, timelines and costs that may not be obvious when you first walk into the model home.

The builder’s sales representative can be helpful—but that representative works for the builder. Your buyer’s agent works for you.

We Help You Compare Builders and Communities

We can help you evaluate different builders, floor plans, neighborhoods, completion timelines, warranties and available inventory so you aren’t making a decision based on one beautiful model home.

We Look Beyond the Advertised Price

The starting price may not include the lot premium, structural selections, design upgrades, closing costs, HOA fees or special taxing districts. We’ll help you understand the bigger financial picture before you commit.

We Help Evaluate Builder Incentives

Builder incentives can be valuable, but they may require you to use the builder’s preferred lender or title company. We’ll help you compare the incentive with the loan terms, interest rate and overall cost.

We Guide You Through the Contract Process

Builders typically use their own contracts, which are written to protect the builder. We’ll help you understand important business terms, deadlines, deposits, construction timelines and potential areas that may require additional professional advice.

We Recommend Independent Inspections

New does not automatically mean perfect. Independent inspections may be performed at important stages of construction, including pre-drywall and before closing, to identify concerns while they may still be easier to address.

We Attend Walkthroughs and Help Track Concerns

We’ll help you prepare for construction meetings, orientations and final walkthroughs, document incomplete items and follow up regarding concerns before closing.

We Provide a Resale Perspective

The finishes, lot and floor plan you select today may affect your home’s future marketability. We’ll help you consider location, nearby development, lot placement and features through both a buyer’s and future seller’s perspective.

We Stay With You Through Closing

From your first builder visit through inspections, appraisal, walkthrough and closing, you’ll have someone helping you ask questions, track deadlines and protect your interests.
